Town brings icon to market in Hell's Kitchen - Real Estate Weekly

Town Residential, the Manhattan-based real estate services firm, has launched the leasing of?icon, a new residential skyscraper in Hell?s Kitchen. Through its Town Marketing and Leasing division, the firm will lead on-site marketing and leasing efforts for the 43-story tower, located at 306 West 48th Street.

Comprised of studio lofts, one-bedroom and two-bedroom residences with soaring ceilings over nine feet, and featuring a three-bedroom penthouse unit, the 43-story tower will house three desirable corner units on a typical floor. A total of 122 residences will be available to lease.

Designed by Ismael Leyva, the Manhattan-based architect known for his work on projects such as 101 Warren Street and the Time Warner Center,?icon redefines the Midtown Manhattan skyline. The building is wrapped in a glass curtain wall, offering unparalleled, floor-to-ceiling views of Manhattan in every direction: to the west, residents have views of the Hudson River and historic Clinton, even on lower floors; to the south, the New York harbor; to the east, the Midtown skyline; and to the north, views of Central Park.

?The introduction of?icon to the market means a new asset for the neighborhood and a new standard of residential living west of Midtown Manhattan,? ?Van Damm said. ?Ismael Leyva?s design is a significant addition to the city landscape, and we are proud to be bringing these residences to market.?

Developed by First Dominion Developments, the building will feature a full array of high-end amenities, including on-site concierge service provided by Luxury Attach?; a skylit, state-of-the-art fitness center by Smart Fitness; and rooftop garden above the 43rd floor, complete with ipe wood wetbar.

Residences boast condominium-quality finishes including solid hardwood flooring and a Bosch washer and dryer in every residence. Two-thirds of residences have private outdoor space in the form of oversized terraces.

Projected rents for lofts start at around $2,800; one-bedrooms at $3,900; and two-bedrooms at over $7,000.

The building?s 2,700 s/f penthouse, on Floor 43, features three bedrooms and a study, balcony and private roof terrace with ipe wood surrounded spa that is accessible by private elevator.

Most recently, the division was named exclusive marketing and leasing agent for The Renaissance at 100 John Street, a 221-unit residential tower in Lower Manhattan.
